Vinhomes Ocean Park is Vinhomes' large township on the east side of Hanoi. Construction began in October 2018 and it quickly became one of the city's most searched apartment destinations. People look it up to compare apartment prices, rents and legal status. This page brings together the published facts so you can compare before a viewing.
Where is Vinhomes Ocean Park?
The project lies in the former Gia Lam district of Hanoi. Vinhomes quotes about 7 minutes to Vinh Tuy bridge, with Chuong Duong and Thanh Tri bridges nearby. Local ward and commune names changed in the 2025 administrative reorganisation, so check the current address on the contract and certificate for the specific unit.

Handover history
Press reports in August 2020 said nearly 9,000 apartments had been handed over by the end of July 2020, about 20 months after construction started. Most towers are now occupied, so buyers mainly trade resale units or pick up new tower releases and the remaining shophouses and villas.
Legal status and tenure
- Units with a certificate: check the original, the land-use term printed on it and any registered mortgage.
- Units without a certificate, sold by contract transfer: you need a transfer document endorsed by the developer and proof of the amount already paid.
- New releases: ask for the sale-eligibility letter and the bank guarantee.
Can foreigners buy here?
Under Vietnam's 2023 Housing Law, foreign individuals permitted to enter Vietnam may buy apartments in commercial housing projects outside defence and security zones. Foreigners may hold no more than 30% of the units in any one apartment building, and ownership lasts up to 50 years from the date the certificate is issued, with an extension available. Ask the developer whether the tower you like still has foreign quota. More detail in our legal guide to buying in Vietnam.
Tips before buying at Vinhomes Ocean Park
- Rents and resale prices vary widely by tower, floor and orientation; compare at least three similar units.
- Ask about each tower's management fee and car and motorbike parking.
- Drive into the city over the bridges at rush hour before deciding.
- Nobody can guarantee future rents or resale values.
Costs on top of the price
- 10% VAT on the building part of the price if the list shows pre-VAT prices.
- A 2% maintenance fund on apartments, paid at handover.
- A 0.5% registration fee when the certificate is issued.
- Monthly management and parking fees.
- Fit-out and move-in costs.
A first-year cost sheet lets you compare projects fairly instead of looking only at price per square metre.
A basic handover usually needs some apartment decor and curtains. For new-release prices and terms, get the project price list on Zalo.
What to prepare before a viewing
- A question list: construction progress, management fees, tenure, and the policy for foreign buyers.
- A total budget that includes taxes, fees and furniture.
- If you live overseas, send someone you trust to the site or ask for a live video walk-through rather than relying on renderings.
- A Vietnamese-speaking lawyer or interpreter for the contract, which is normally drafted in Vietnamese.
- Copies of your passport and visa if you are a foreign buyer, since the developer will need them for the contract.
